Kiambu County has become the go-to Nairobi commuter belt, driven by newer apartment stock and gated estates at a meaningful discount to Nairobi core. The county splits into three housing submarkets: Ruiru and Juja along Thika Road, which hold the highest concentration of gated mid-market estates; Kikuyu, Banana and Kabete to the west, which skew towards family-sized houses; and Kiambu Town itself, which mixes older establishment housing with newer apartments.
